Which Survey Do I Need?

Buying a property is a major financial commitment, and choosing the right survey can help you avoid unexpected and potentially costly issues.

It is important to understand that a mortgage valuation is not a survey. It is carried out for the lender’s benefit and does not provide detailed advice on the condition of the property.

A RICS survey provides independent, professional advice to help you make an informed decision before you proceed.

At JWA Surveyors, we mainly advise between:

Quick Guide: Which Survey Should You Choose?

Choose a Level 2 Survey if:

The property is modern or conventional

It is built using standard materials

It appears to be in generally reasonable condition

You want a clear, concise overview of defects and maintenance issues

Choose a Level 3 Survey if:

The property is older (typically pre-1900 or early 20th century)

It has been extended or significantly altered

It is unusual in construction

It appears in poor condition

You are planning renovation or major works

Understanding Your Survey Options

Choosing the right survey depends on the age, condition, construction type and complexity of the property.

While all surveys are non-invasive, they are designed to give you a clear understanding of the property’s condition and highlight any risks before you commit to purchase.

RICS Home Survey Level 2

The Level 2 Survey is the most commonly chosen option and is suitable for properties that are of standard construction and appear to be in reasonable condition.

The report provides a clear and concise overview of the property, highlighting:

Significant defects

Areas requiring repair or maintenance

Issues that may require further investigation

The inspection is visual, but accessible areas such as roof spaces (where safe access is available) are considered.

Typically suitable for:

Modern homes

Standard houses, flats and bungalows

Properties without extensive alterations

Buyers who want practical, easy-to-understand advice

RICS Home Survey Level 2 with Valuation

This option includes everything within the Level 2 Survey, with the addition of:

An independent market valuation

The report will also highlight factors that may influence the property’s value.

This is a popular choice where buyers want both condition advice and a professional opinion on value in one report.

RICS Home Survey Level 3

The Level 3 Survey is the most detailed and comprehensive option.

It is designed for properties that are older, more complex, or where a greater level of detail is required.

The report provides:

Detailed analysis of the structure and construction

Likely causes of defects (where identifiable)

Guidance on repair options and implications

Advice on future maintenance and risks

The inspection is visual, but accessible areas such as roof spaces (where safe access is available) are considered.

Typically suitable for:

Period or character properties

Listed buildings

Properties that have been extended or altered

Non-standard construction

Properties in poor condition

Purchases where refurbishment is planned

Why a Survey Matters

A survey is designed to protect you as a buyer.

It helps identify issues that may:

Affect the value of the property

Result in unexpected repair costs

Influence your decision to proceed

Not Sure Which Survey is Right?

If you are unsure whether a Level 2 or Level 3 Survey is most appropriate, we can advise based on the property details or listing.

We will always recommend the most suitable survey for the property — not simply the most expensive option.
