RICS Home Survey Level 2

A RICS Home Survey Level 2 gives you a clear understanding of a property’s condition before you commit to purchase — helping you avoid unexpected costs and make confident decisions.

At JWA Surveyors, we go beyond a standard inspection. Our surveys are designed to highlight potential risks, future repair costs and any issues that could affect your decision, helping you proceed with confidence.

We carry out Level 2 Home Surveys across Cambridge, Hitchin, Stevenage, Royston and surrounding areas, combining local knowledge with modern technology, including drone-assisted roof inspections where appropriate.

Buying a property without a survey can be a costly mistake — even modern homes can have hidden defects.

What is a Level 2 Survey?

A RICS Home Survey Level 2 is a detailed visual inspection of a property in reasonable condition and of conventional construction.

It is more comprehensive than a basic valuation and is designed to identify significant defects, maintenance issues and areas that may require further investigation, giving you a clear understanding of the property before purchase.

What We Inspect

We carry out a thorough inspection of all visible and accessible parts of the property, including:

            Roof coverings and chimneys

            External walls and windows

            Internal walls, ceilings and floors

            Roof spaces (where accessible)

            Drainage and external areas

            Permanent outbuildings

Where safe and appropriate, we use drone technology to inspect roof coverings and high-level elements that cannot be viewed from ground level.

Understanding The Condition Of The Property

Our surveys assess the overall condition of the property and identify any significant defects that may affect its value or require repair.

Particular attention is given to issues such as dampness, structural movement, timber defects and poor maintenance, as well as any alterations that may not have been carried out to a satisfactory standard.

Clear, Colour-Coded Reporting

Your report uses a simple traffic light system to make it easy to understand:

Green – No significant issues

Amber – Defects requiring attention but not urgent

Red – Urgent or serious defects requiring immediate action

This allows you to quickly identify key concerns and prioritise any further investigations or repairs.

Practical Advice & Next Steps

We don’t just identify issues — we explain what they mean.

Your report will include clear, practical advice on:

Recommended repairs

Ongoing maintenance

Further investigations where required

This ensures you are fully informed and able to make confident decisions before committing to purchase.

Common Issues Identified

Depending on the property, common issues may include:

Dampness and condensation

Roof defects and missing tiles

Poor maintenance or ageing materials

Structural movement or cracking

Timber defects such as rot or woodworm

When is a Level 2 Survey Suitable?

A Level 2 Survey is typically suitable for:

Modern or conventional properties

Homes in reasonable condition

Properties built using standard construction methods

Properties that have not been significantly altered

If the property is older or more complex, a Level 3 Survey may be more appropriate.

If you are unsure whether a Level 2 Survey is appropriate, we are always happy to advise.
